Robson Ranch has been my home since 2006.  I list and sell Real Estate exclusively here.  I am familiar with all the Robson Ranch models, upgrades and costs.  I maintain an up to date list of all the Robson Ranch homes that are for sale and  lease.  I can present you with an “estimated cost to replace” your home.

To Successfully market a home at Robson Ranch, you must have a plan:  Here is mine.

1. Assist you in determining the listing price of your home using the sales for the last six months, comparable homes currently listed, and expired.  Also consider what the Robson Sales Office is offering.
   
2. Once listed, do all the normal things, i.e. place a “For Sale” sign in the yard, print brochures and list the home on the multiple listing service (MLS) so the home is exposed to all Realtors.  A second brochure box on each yard sign has “All Homes” listed in Robson Ranch by BBS Realty.  Your home will be listed there, also.
 
3. I have a contract with www.55places.com and receive a constant stream of referrals interested in  Robson Ranch.  Google “Robson Ranch” and 55places has a sponsored ad at the top of the first page.  I also have a page on topretirements.com, Trulia, and of course my own website”.
 
4. If you have a vacant home, and it is acceptable for me to open it daily, then I will do so.  Homes that are not vacant are open only when a Realtor is present and it is acceptable to the home owner.
 
5. My sign on Robson Ranch Road can be seen by everyone exiting Highway 35W, alerting everyone visiting Robson Ranch there are “Resale Homes Open” for them to visit daily.
 
6. Obtaining willing and able buyers is the key to selling homes anywhere.  At Robson Ranch, it is also necessary to educate the buyer not only to the amenities and lifestyle, but also about the unique characteristics of the many Robson upgrades and lot locations.     In order to educate buyers, I will create an estimated cost to replace your home.  This will assist the buyer in making a fair comparison between your home and a new home built by Robson.
 
7. BBS Realty has three resident Realtors actively working to sell your home.
   
8. Details of your home will be placed on my website www.RobsonRanchRoad.com and Bill Marshall’s  www.BBSRealty.net  I will take photos of your home and create a virtual tour assessable on my website.  Please check my website for examples.
 
9. Additionally, your home will be exposed on multiple web sites: Google, Yahoo, 55places.com, Trulia, topretirements.com, Oodle, Back Page, Realtor.com and my website www.robsonranchroad.com to see how I promote the lifestyle of Robson Ranch and present your home.  Your comments are always welcome.
